As Development Manager, Podia is working with private property group Skylife to create a high amenity city fringe campus-style office building built around generous open spaces which leverage the City of Sydney’s investment in public infrastructure in and around the Green Square Town Centre.

The approved concept design prepared by Bates Smart Architects provides for a building envelope that accommodates circa 20,225 sqm of GFA with typical floorplates delivering over 4,000 sqm of NLA across two back-to-back side core buildings bisected by a large central atrium.

Address: 23-27 Bourke Road & 41-43 Bowden Street, Alexandria

Completion Date: 2022

Project Value ($A): $200 million

Project Type: Commercial Office & Retail

A Vibrant Retail Precinct

Located on the street corner, this development makes an important contribution to sense of place, urban activation, and wayfinding in the neighbourhood. The ground floor is anchored by a vibrant food and beverage precinct of up to 2,500 sqm of NLA set around a north facing dining area which will create a thriving 24/7 market style retail offering that will change the face of retail in South Sydney.

Connectivity & Contiguity

Outwardly the building appears like 4 smaller buildings, but it can easily be configured to accommodate a single 12,000 sqm tenant with good cross-floor visibility and contiguity. Both building wings can accommodate interconnecting stairs across all floors.
